Payment Process for your New Villa
Casa Linda constructs in stages, with payments allocated at the following construction phases:
- US$ 25,000 lot reservation deposit
- 35% of final price minus the deposit to start construction (Clear lot,mark layout, excavatepool and pour foundation)
- 30% of final price four weeks after payment 2 (Walls erected,roof installedand pour concrete)
- 25% of final price four weeks after payment 3 (Lay ceramic tiles,install the doors and windows)
- 10% of final price 4 weeks after payment 4 (Install cabinetry, faucets, landscaping, parking, access road to the residence, final termination of the residence)
Closing Costs
Casa Linda constructs in stages, with payments allocated at the following construction phases:
- Your real estate lawyer will charge you a percentage of the purchase price of the property. Generally fees are 1 to 2% of the purchase price. This amount includes all disbursements.
- Transfer tax: a 3% transfer tax (to transfer the title of the property to the purchasers). The amount is based on the government assessed value of the property, which is always less than market value. Most buyers pay from $1000-$6000 US (depending on purchase price).
