Developer and Mortgage Financing

Casa Linda works with several local banks and an international private lender. Below is a basic breakdown of terms and conditions. These vary with each buyer’s personal circumstances and qualifying conditions.
Down payment: 30-40%
Amortization: 10-20 years
Rates: up to 7%

Coming soon – Casa Linda is also working with private lenders to provide no questions asked developer financing with 30% down payment at 5% to 6% interest.

Bank Financing:

For new purchases with Casa Linda, Scotiabank now offers a program for Canadian, American, and UK clients where they pay only 30% down, up to a 25 year term, and now a fixed interest rate for 5 years of only 5.95% in US dollars. This is the lowest (bank) mortgage interest rate ever seen in this country.

Secondly, the DR nationals or foreigners with cedula/residency (not plan regularizacion de extranjeros), there is a program with only 10% down, 25 years term, 9.95% interest in RD dollars (peso).

All of Casa Linda’s titles in phases 7, 8, and 9 are in place and have deslinde (demarcation).

Using Rental Program to Help Pay the Mortgage:

This is a special program implemented by Casa Linda to assist buyers with the costs of purchasing their villa. Casa Linda has a robust rental program with high occupancy rates. Income earned from your villa will be used to pay monthly mortgage costs as well as monthly expenses for the villa. You will have use of your villa as outlined above, and can certainly rent it back from Casa Linda should you want more time.

Standard Purchase Payment Plan

Like many projects in North America and Europe, Casa Linda constructs based on payments made at certain stages of construction. Although payment terms are based on client needs, the following is the general outline:

  • 35% of purchase price to begin construction (this amount is less $15,000 or $25,000 USD if a lot reservation was done previously)
  • 30% of purchase price 3 to 4 weeks after start of construction (dependent upon construction schedule)
  • 25% of purchase price 7 to 8 weeks after start of construction (dependent upon construction schedule)
  • 10% percent upon taking possession of the villa.
